Hornish Company was founded in 1995 by Gregory L.
Hornish. Solving space problems has been a challenge
for some time in the Omaha area. Tight markets give
landlords the advantage. Consequently,The
Hornish Company has developed an expertise in finding properties
that have not yet been made available to the market.

Greg
Hornish began his career in Marketing and Management
with Xerox as Branch
Sales Manager. In 1982, Greg joined a full service
commercial real estate brokerage where he was involved
in development of office buildings. As his work became
more focused on tenant representation, he decided
to formThe Hornish Company, specializing in the
representation of tenants, offering services such
as lease analysis, lease renegotiations, lease renewals,
relocations and build to suit consulting.

CASE HISTORY:
United HealthCare Corporation,
Omaha, Nebraska
In 1994, because of a growing need of United HealthCare
Corporation for additional space, Greg Hornish, was
requested to find space for this growing health care
corporation.
Hornish has developed a
reputation for finding "hidden" properties
for clients - that is, properties that often are not
listed or evident to other real estate companies. The
Hornish Company became aware of a downsizing by IBM
and made the appropriate steps to secure a position
for United HealthCare whereby they could share space/
building with IBM.
After the sub-lease had
been negotiated for 30,000 square feet for the remainder
of IBM's term, positioning
United HealthCare in one of the most prestigious office
areas in Omaha known as Regency, Hornish and United
HealthCare were approached by a leading national communications
company, who offered to buy out United HealthCare's
position on the sub-lease for the price of $250,000.
The offer was declined and the transaction was consummated
with IBM.
In 1996, The Hornish Company represented United HealthCare
in a 60,000 build to suit project. This space was successfully
occupied in February, 1997.
