THE MILLER RICHMOND COMPANY REPRESENTS CARVEL PARENT IN LEASE EXPANSION AND EXTENSION FOR 19,354 SQUARE FEET

Atlanta, GA (November 29, 2004) – The Miller Richmond Company is pleased to announce it has successfully negotiated a 19,345 square foot lease expansion / extension for FOCUS Brands, Inc. at 200 Glenridge Point. FOCUS Brands is the parent company of Carvel Corporation (www.carvel.com), Cinnabon, Inc. (www.cinnabon.com), and the international division of Seattle’s Best Coffee.

According to David Rubenstein of The Miller Richmond Company, “FOCUS Brands had previously occupied 9,745 square feet at 200 Glenridge Point for about half the second floor. With this expansion, FOCUS Brands will now occupy the entire floor.”

Miller Richmond’s President, Bogue Miller added, “This expansion was driven by FOCUS Brands’ recent acquisition of Cinnabon and Seattle's Best Coffee International from AFC Enterprises. Given these new brands, FOCUS needed the additional space to support their franchise operations.”

Rubenstein and Miller negotiated this transaction with Frank Farrell of Highwoods who represented the building owner.
