The Miller Richmond Company announces expansion/relocation of Benchmark Data Corporation.

Atlanta, GA (September 22, 2003) - The Miller Richmond Company is pleased to announce it has successfully negotiated a ten-year lease for Benchmark Data Corporation for 48,655 square feet at Bluegrass Lakes. Bluegrass Lakes is a Class "A" office/warehouse facility owed by Highwoods Properties located at 1665 Bluegrass Lakes Parkway. This facility will replace Benchmark Data Corporation's current location at Northmeadow Business Park. Benchmark, a branch automation solutions provider for large commercial banks, was driven to relocate to a larger facility to accommodate recent growth in business volume.

According to David Rubenstein of The Miller Richmond Company "Benchmark has really benefited from today's soft real estate market. On top of an aggressively low rent structure and typical lease incentives, we successfully negotiated for additional free rent that will dollar-for-dollar offset Benchmark's remaining 24 month lease obligation at its current facility. This type of concession package was just not possible a year or two ago.

This transaction represents a real win-win: Highwoods fills a critical vacancy in the GA 400 Submarket, and Benchmark finds a new home that can accommodate its current and future requirements despite its existing lease obligation. The Bluegrass Lakes facility has a high percentage of office build-out with significant upgrades in place that work well given Benchmark's unique space requirements. Highwoods Properties is currently retrofitting the space at Bluegrass Lakes, and Benchmark Data Corporation is scheduled to move into its new facility November 2003.
